Residential Projects

A Portfolio of Purposeful, Livable Homes Across NYC

The residential architecture portfolio at William Leggio Architect LLC reflects decades of thoughtful design rooted in the rhythms of daily life in New York. Whether reimagining a Brooklyn brownstone, combining co-op units in Manhattan, or building new on a narrow lot, the studio approaches each project with discipline, creativity, and an unshakeable respect for context.

Our work balances innovation and restraint—always aligned with how our clients live. Projects are grounded in the realities of space constraints, zoning requirements, and regulatory layers unique to this city, yet always tailored for long-term usability and clarity.

Representative Residential Projects

Brooklyn Brownstone – Park Slope

A full-gut renovation of a 19th-century townhouse, including rear yard extension, window replacements, stair redesign, and complete interior layout restructuring. Historic elements such as moldings and railings were restored where possible. The firm led LPC coordination and construction administration.

Tribeca Loft Conversion

A raw commercial space converted into a luxury loft residence. The design introduced open-plan living with custom millwork, integrated storage, and acoustical treatment. Lighting was planned for depth and softness throughout.

Upper East Side Co-Op Combination

Two co-op units were combined into one family residence. The floor plan was restructured to separate private and public zones, upgrade mechanical systems, and create a gallery corridor. The project required DOB and board approval.

Urban Infill Home – Carroll Gardens

On a tight Brooklyn lot, the firm designed a three-story single-family residence with skylit circulation, compact massing, and custom window systems. The front elevation reflects contextual masonry rhythms.

Staten Island Whole-Home Remodel

A 20th-century detached home was redesigned with a new floor plan, rooftop deck, upgraded building envelope, and full MEP replacement.

Design Principles That Define Our Residential Work

Across all residential projects, we prioritize:

  • Natural light and vertical connections
  • Flow between zones of public and private use
  • Long-lasting, efficient systems integration
  • Alignment with each client’s routines and goals

These priorities are reflected in clean lines, coherent floor plans, and material choices that age gracefully.

Preservation and Regulatory Navigation

A significant portion of our residential work occurs in landmarked districts or under zoning overlays. Our experience navigating the Landmarks Preservation Commission (LPC), NYC Department of Buildings (DOB), and local review boards allows clients to move forward with confidence.

Landmark work includes:

  • Rear yard additions with LPC approval
  • Window replacements and masonry repair
  • Sensitive reconfiguration of interiors
  • Front façade preservation under strict code

Each of these projects required not only approval but design solutions that honor context and enhance everyday life.

 Scaling from Concept to Construction

Residential design doesn't stop at drawings. We guide each project from initial feasibility through construction. Our close coordination with consultants, contractors, and fabricators ensures that what we design is what gets built—with quality, intention, and accuracy.

Our role includes:

  • Consultant and engineering coordination
  • Construction detail review
  • Site observation and quality control
  • Change-order management and resolution

This level of oversight supports smoother projects, fewer surprises, and better results.
