Whether you’re planning a full renovation, exploring a new development, or in need of expert guidance on code and design, William Leggio Architect LLC is available to discuss your goals. We work with residential homeowners, developers, landlords, retail clients, and small businesses across New York City.

Our work is grounded in clear communication and thoughtful design. From the first consultation, you’ll work directly with the principal architect, who will guide you through zoning, design, and approvals. We begin by listening carefully—understanding your needs, your site, and your timeline—before offering insight into what’s possible.

If you’re ready to begin a project or have early questions about feasibility, budget, or schedule, we invite you to reach out. There is no obligation or commitment required for the first conversation, and we welcome inquiries at any stage of the planning process.

When to Contact an Architect

You don’t need drawings, permits, or a contractor to begin. In fact, many of the most successful projects start with an early conversation. We encourage prospective clients to reach out before purchasing a property, signing a lease, or finalizing scope. This allows us to provide strategic input before key decisions are made.

Common reasons to contact us early:

  • Pre-purchase zoning or LPC research
  • Reviewing a property’s development potential
  • Understanding change-of-use requirements
  • Identifying approval timelines and construction phases
  • Advising on budgeting and consultant coordination

By involving an architect early, you reduce risk, avoid costly missteps, and ensure your vision aligns with reality from day one.

What to Expect in Your Initial Consultation

The first consultation is typically a 30–45 minute call to understand your project scope, priorities, and existing conditions. We’ll ask about your timeline, your goals, and any relevant documents or site history. It’s also an opportunity for you to ask questions about our process, experience, and how we work.

For residential projects, we may request site photos, floor plans (if available), or clarification on legal occupancy. For commercial clients, we discuss zoning, use group classification, prior filings, and certificate of occupancy status.

The call concludes with clear next steps, which could include a written proposal, a follow-up call, or an in-person site visit depending on your preferences and project stage.
